Units and rent plans, leases, monthly rent run, work orders, inspections.
Applications and screening
Take an application against a unit, record the screening result and convert an approved applicant straight into a lease.
Leases and renewals
Set the term, the rent plan and any recurring charges once, then renew or end the lease from the same record.
Monthly rent run
One run bills every active lease for the period, assesses late fees and posts to the general ledger. Running it twice bills nothing twice.
Security deposits
A deposit is held as a liability from the day it is received, then applied or refunded with a posted entry at move-out.
Maintenance
Maintenance requests, work orders and inspections, with a unit queued for make-ready after move-out.
Financial statements
Trial balance, balance sheet and profit and loss for each location, on a fiscal calendar you close.
